The Tenant Screening Process: The Rental Application (Part 2)

Tenant screening can be the most challenging part of renting property, as it involves gathering many documents and running multiple background checks on each applicant. However, it’s also one of the most important parts of the process, as it helps you weed out bad tenants and keep your properties safe and sound.


The rental application conveys to a tenant that you are serious about the screening process, gives you more professionalism, and, of course, gives you more information about the tenant before you sign a lease agreement and hand over the keys to your property.


If you're making your own rental application, you should ask for the following information at a minimum:


  • Name

  • Adults' names who will be residing in the unit (each should have completed an application)

  • Employers (current and previous) during the last five years

  • Landlords in the last five years

  • Authorization to get a credit report and a criminal background check


Prepare to ask each adult who will be living in the unit for an application and analyze it. It's critical to examine each application separately because they'll all be accountable for paying rent and being a respectful renter.

If one of them falls behind on their rent, the other renters will be obliged to shoulder the extra load. It can be difficult to determine if renters will be capable of doing so, which is why you should screen each tenant individually and determine whether or not each tenant on the lease will be able to fulfill the rent requirements and follow the laws and regulations.
