HVAC System Maintenance

Smoke Detector Check

Safety should always be a top priority. Testing smoke detectors and ensuring they have fresh batteries not only complies with regulations but also provides peace of mind for both you and your tenants.


This is a requirement per property code. Smoke detectors must be checked with a "faux smoke" in between each tenant.


Thermostat Batteries

Proactively replacing batteries ensures the smooth operation of the heating and cooling systems.


This is needed because the property must be returned in the same condition it was received in, including light bulbs and batteries.


CO2 Detector Installation

Following Texas Property Code 92 by installing a CO2 detector is not just a legal requirement; it's a critical step in safeguarding your tenants against potential hazards.


Security Measures

Exterior doors are a property's first line of defense. Meeting Security Device provisions in Texas Property Code 92 enhances the overall security of the property, fostering a safe living environment.


Each exterior door, including the door to the garage should have a peep hole and single-sided deadbolt. Sliding glass doors must have a pin lock or "charley bar". Each home must be rekeyed upon turnover or move out of the preceding tenant or owner.


Pest Prevention

Wasp, bee, and insect nests can quickly become a nuisance. Regular inspections and removals contribute to a well-maintained exterior and prevent potential tenant discomfort.


Again, this is important because the house will be returned in the same way it is received. A+ tenants don't want to lease a pest infested home so it's crucial to not only property preservation but also to helping to attract great tenants.


Paint Touch-Ups

First impressions matter. Performing paint touch-ups ensures that your property is always ready for viewing, making it more appealing to prospective tenants.


Exterior Sealing

Protecting your property against the elements is crucial. Sealing exterior corners, fascia, and soffit boards guards against water damage, preserving the integrity of the structure.


This also prevents rodents, squirrels and other costly creatures from entering the home. While tenants are usually responsible for pests, a rodent infestation becomes an owner expense in most cases which makes this preventative maintenance extremely important.


Plumbing Inspection

A small leak can lead to significant issues if left unattended. Tightening sink plumbing not only prevents water wastage but also avoids potential damage to cabinets and floors.


Hose Bib Maintenance

If the home does not have an automatic sprinkler system, we HIGHLY recommend that you consider installing one in the near future. Hand watering is not a viable way for tenants to maintain watering for lawns with grass long term.

Electrical safety is paramount. Upgrading outdated electrical boxes, such as Stab-Lok or Federal Pacific, demonstrates your commitment to tenant safety and avoids potential fire hazards.
